Water coming through a ceiling? Close the ice maker's water valve first, then call (720) 704-2791.

Leaks · one floor down

Found it downstairs: a stain under the kitchen

In plenty of Westminster houses the kitchen sits over a finished room, and a Sub-Zero leak shows up there first: a brown ring or a soft patch in the ceiling. Here is how to work up from the stain to the part.

First, what is urgent

  • Water near a light fixture or fan: switch that circuit off at the breaker.
  • A sagging or bulging ceiling: set a bucket under it and keep people out of the room.
  • A stain growing by the hour: that is water under pressure. Close the ice maker valve now.

Then work up from the stain

  1. Measure the stain from two walls downstairs, then measure the same two walls in the kitchen.
  2. Compare with the unit above. Under the front edge: sweat or overflow running forward. Under the middle: the drain pan. Under the back: the supply line and valve. Water can run along a joist first, so allow a foot or two.
  3. Note the rhythm. Steady growth means the supply line; growth in steps, a few times a day, follows defrost and the drain path.
  4. Photograph the stain with a tape measure in frame, once a day, with the date.

Why Westminster sees it first

The city's 2023 housing study found that nearly half of Westminster's homes were built in the 1970s and 1980s, 23% in the 1980s alone, and that the median owner-occupied home dates from 1985. Front Range houses of that era, bi-levels, tri-levels and ranches over finished basements, often put the kitchen right above a family room or a bedroom. A leak that would only wet the dirt of a crawlspace ends up on somebody's ceiling.

For the insurer

Dated photos, the day you first noticed the stain, and a note of the part that failed are what an insurer usually asks about. Check with them before anyone cuts into the ceiling; some want to see it first.

After the leak

Will the stain go away once the leak is fixed?

The water stops; the mark stays. Wet drywall has to dry right through, often for several days with air moving, before a stain-blocking primer and paint go on. A section that sagged or stays soft is normally cut out and replaced. That is drywall work, and we can tell you what we found.

Could the water be from the sink or the dishwasher?

Yes, and it is worth ruling out, since both often sit close to the refrigerator. Measuring the stain against what stands above it narrows things quickly. On the visit, SubZeroRepairWestminster checks the refrigerator's water paths first and tells you plainly if the water is not coming from it.
